What we survey

How a measured survey helps

A Measured Building Survey gives you a measured record of a property as it stands today, delivered as existing CAD drawings in DWG and PDF. Whether you need a house survey before a purchase, an accurate starting point for Extension Drawings, base plans for an architectural designer, or the existing information required for a planning application, our fixed-fee package covers floor plans, a roof plan, all four elevations and a cross section. We cover every London borough and the surrounding Home Counties.

A measured building survey records the dimensions of a property as it stands on the day of the visit. It is not a structural inspection, condition report or assessment of building defects.

Helpful answers

Frequently Asked Questions

What is a measured building survey?

A measured building survey records the dimensions and existing layout of a property. We use the site measurements to prepare accurate CAD floor plans, a roof plan, elevations and a building section for design, planning and Building Regulations work.

How long does a measured survey take?

Most house measured surveys take 2–3 hours on site, depending on the size, complexity and accessibility of the property. Larger or unusually shaped properties may take longer.

How accurate are your measured surveys?

We use professional laser measuring equipment and cross-check key dimensions while on site. The finished drawings record the accessible and visible parts of the property as they stood on the day of the survey.

Can you survey an occupied house?

Yes. We regularly measure occupied houses and flats. We ask that each room and the relevant external areas are safely accessible during the appointment.

Do I need a measured survey for planning permission?

A measured survey provides the reliable existing floor plans, elevations, roof plan and section used as the base for proposed planning drawings. It is the first design step for most extensions, loft conversions and renovations.

Can I use estate agent floor plans instead?

Estate agent plans are useful as a general reference but are not normally detailed or accurate enough for planning drawings or Building Regulations drawings. A measured survey records the information needed to prepare coordinated architectural drawings.

How much does a measured building survey cost?

Measured building surveys start from £750 + VAT for straightforward residential properties. Larger, more complex or unusually shaped properties may be quoted at a higher fee, which we confirm in writing before work begins.

When will I receive my drawings?

Drawings are typically issued within 5 working days of the site visit in DWG and PDF formats, ready for the next planning, design or technical stage.

Can Draw & Plan continue with the next design stage?

Yes. We can use the same measured survey to prepare Planning Drawings, Building Regulations Drawings, Extension Drawings or Loft Conversion Drawings and manage the relevant application.

Is a measured building survey the same as a structural or condition survey?

No. A measured building survey records the dimensions of a property as it stands on the day of the visit. It is not a structural inspection, condition report or assessment of building defects, which are separate services.
